Dear Owner,

Letter to San Antonio homeowner about foundation repair

Dear Owner,

Thank you for allowing us to help with your  home, we’re honored.

For discussion purposes, 1% slope is 1.2” in 10’ or 2.4” in 20’.  When a slab foundation has settled beyond 0.7” in 20’ (0.3% Slope), cosmetic stress indicators will often correlate with those measured floor differentials.

For example, we measure a 3” slope from the rear of the home to the front door and a 2.5” slope from the center of the slab, sloping down to the front door.  Slopes range from 0.5% – 1% from the rear to the front of the structure.  The forward half of the slab proves to have greater localized measured floor differentials than the rear half (within a 10’ span).  Often this occurs from sewage leaks, bad fill when the home was constructed, lack of water maintenance with large vegetation, or negative drainage.

At this time the best plan of action if you find yourself in this situation, is to have a static sewage test completed testing for unknown leaks prior to making any foundation repair decisions.

The investment to further support the foundation within the lowest measured areas in place of lifting the foundation to regain large portions of the measured differentials is significant.  Lifting a structure to regain all or most of the measured differentials will entail numerous interior piers coupled with the entire perimeter.  To provide underpinning to only further support the front half of the slab from future subsidence, will dramatically reduce any investment to secure the foundation however, can affect the resale as the slopes will remain.

Upon review of this update, we welcome, should you find yourself in need of help, your call to action and look forward to helping with your continued success.

Best regards,
