Pier and Beam
Foundations

What are Pier and Beam foundations?

Pier and Beam foundations are alternatives to slab foundations.  Unlike slab foundations, pier and beams are  designed to carry the load above the ground rather than having it rest right on the surface like a monolithic slab.  These foundations are designed with a crawl space, some are more accessible than others, making it easier to access heating and plumbing. One of the two most common types of pier and beam foundations are supported by numerous individual wood, concrete or masonry supports rising up from the ground, in turn supporting the beams, joists and framing of the structure.  The other design utilizes a concrete poured beam, also known as a stem wall to carry the load of the structure.

Common Issues with Pier and Beam Foundations

Common issues with this type of foundation are sagging, sloping, buckling floors, failing piers, and framing movement . In climates with high moisture content, these foundations may see moisture issues which in turn, leave the wood susceptible to mold and rot.  The great news is, if spotted early, damage can be mitigated more easily.
